Part 1: Identity & KYC Documents
To verify your identity during registration and other banking procedure like loan sanction, you will need to keep your important government IDs ready –
1. PAN Card
It’s undeniably the most important document when it comes to anything related to finances. PAN is usually required during the registration of the property, home loan processing, tax compliance, high-value financial transactions.
All you need to do is to ensure that your PAN is active and valid and the name on it is exactly the same as other official documents you’re going to submit.

6. Income Proof
The required documents depend on your employment type. For employed candidates, it would be Salary Slips, ITR Records, Form 16, and company-approved Employment Certificate.
For Self-Employed Candidates or Businessowners, it would be Income Tax Return Details, GST Registration Documents, Business Registration Documents, Profit or Loss Statements.

8. Home Loan Application Documents
For a smooth and hassle-free home loan processing, you will need to have your PAN Card, Aadhar Card, Income Proof, Bank Statements, and Photographs, or Employment/Business proof ready.
9. Loan Sanction Letter
Once the bank or the lending organization approves your loan application, you will receive a sanction letter. The letter will contain the information like approved loan amount, interest rate, loan duration, and specific repayment terms and conditions.
Never sign this letter without reading the conditions carefully.
10. Down Payment Proof
Keep records of every payment and financial transaction made toward the property. Be it the payment of booking amount, advance money, RTGS records, NEFT transactions, or UPI payments, keep track of everything.
Part 4: Documents Required During Property Registration
11. Proof of Stamp Duty Payment
Property registration won’t complete without an appropriate stamp duty procedure in place. Keep all documents ready including the Challan copies, online payment receipts, treasury payment records, and e-Stamp certificates.
12. Registration Fee Payment Receipt
Along with stamp duty, registration fees must also be paid. You must have printed copies of all online or offline transaction and registration appointment confirmations.
13. Witness Identification Documents
Property registration is incomplete if you don’t have enough witnesses to support you alongside. At least 2 witnesses will be required. So, keep the copies of their Aadhar Card, Govt. Approved Photo ID, and PAN Card at the time of registration.
